BVI, a leading player in the promotion of a complete range of services for the construction of offices and industrial “casco” complexes for SMEs, is currently looking to develop a business village on a 17-hectare site in Louvain-La-Neuve, right next to the golf course.

This business village will be structured into 3 areas: A Research & Development area comprising an incubator (LAB-HOTEL for spin-offs) and 4 standard buildings capable of accommodating biopharmaceutical spin-offs;

a business cluster for SMEs (with a “Build to suit” approach); and a services cluster including a hotel, restaurant, function rooms, etc.

As part of the design of the Research & Development cluster’s LAB-Hotel (including laboratory areas and clean rooms), BVI.EU asked CoCEPTIO to carry out a Conceptual Design study to validate the architect’s programming, the building’s dimensions with a view to submitting a permit, and the preliminary design of the special techniques (HVAC, utilities such as chilled water, hot water, etc., electricity, medical fluids, etc.). The ultimate aim is to be able to offer state-of-the-art areas that are as modular and robust as possible. This Conceptual Design also included drawing up a general schedule for completion, as well as a +/-30% budget.
